A water stain on drywall is never just cosmetic. Whether it's around a window, under a bathroom, or spreading across a basement ceiling, water-damaged drywall needs to be dealt with before it gets worse.
Here's what repair costs look like in Northern Utah, how we assess the damage, and when you can patch versus when you need to replace.

These prices include removing the damaged section, checking the framing for moisture or mold, installing new drywall, and finishing to match. How We Assess Water Damage
Step 1: Find the source
We won't patch drywall over an active leak. Before we start, we confirm the water source has been identified and either fixed or scheduled for repair. Common culprits in Northern Utah homes:
- Window condensation or failed seals (very common in winter with Utah's temperature swings)
- Upstairs bathroom leaks (shower pans, toilet wax rings, supply lines)
- Roof leaks showing up on upper-floor ceilings
- Basement wall moisture from poor drainage or high water table
- Washer supply line failures
Step 2: Check the extent
Water travels along framing and behind drywall. What looks like a 12-inch stain on the surface might be 4 feet of wet drywall behind the paint. We probe the area — if the board is soft, crumbling, or delaminating, it gets cut out. If it's just stained but structurally sound and dry, we can sometimes treat and refinish.
Step 3: Check for mold
Drywall that's been wet for more than 48–72 hours will often develop mold on the paper face or behind the panel. If we find mold, the affected section gets removed (not just treated). We don't do mold remediation for large areas — that requires a certified remediator — but small patches of surface mold on a few square feet of drywall are routine.
Patch or Replace? When Each Makes Sense
Patch (repair the existing wall)
- Damage is under 2 square feet
- Drywall is dry, firm, and structurally sound
- Staining only — no softness, no mold
- One-time event (a spill, a single condensation cycle)
Replace (cut out and install new drywall)
- Board is soft, swollen, or crumbling when pressed
- Mold is present behind the paint or on the back side
- Damage extends behind multiple sheets
- Chronic moisture source (even after the fix, the board is compromised)
Window Surround Damage — the Most Common Call
"Water damaged drywall around window" is one of the most common repair requests we get, especially from homeowners in Layton, Bountiful, and Ogden. Utah's freeze-thaw cycles stress window seals, and condensation builds up on single-pane or poorly insulated windows all winter.
The repair is usually straightforward: cut out the damaged drywall below and beside the window, check the framing and insulation behind it, install new board (moisture-resistant if the window continues to sweat), tape, mud, texture-match, and prime. Most window surround repairs take half a day.
